An 8.2 acre open storage park situated 0.8 miles from junction 46 of the M1 and 4.25 miles east of Leeds City Centre.
In keeping with our strategy to acquire sites with strong transport and urban links Manston Lane is situated less than 1 mile from J46 of the M1 as well as being in the heart of the wider Leeds conurbation.
Situated inside the new Leeds ring road (A6120) the site is located on the former home of R&R Ice cream which was recently demolished by the previous owner. As well as the site’s close proximity to the M1, Thorpe Park is less than 1 mile to the south. This award winning mixed use development currently being delivered by Scarborough Group is home to 1m sq ft of high quality office accommodation and 100 national and international businesses. A further 1.6m sq ft of office and advanced manufacturing and logistics space is due to start on site within the next 12 months.
East Leeds will benefit from one of the most significant inward investment programs across the country and has a total housing allocation of 19,000 homes with the larges allocation of 7,000 new homes proposed on a site just to the north of Manson Lane. In addition a further 395 homes are being developed at Centurion Fields by Redrow to the south of Manston Lane. The final piece of the jigsaw will be the completion of East Leeds Parkway railway station and associated park and ride facility situated at Thorpe Park and due for completion in 2025.
First Land completed on our acquisition of the site in Q3 2023. We will invest in the region of £1million into the site to create a sophisticated open storage park suitable for a range of commercial uses. It is anticipated the site will be well placed to provide a valuable additional resource to the businesses situated at Thorpe Park and across the wider east Leeds region. The site benefits from its own substation. Given the site’s proximity to such significant residential development it is anticipated that it could be a valuable resource for EV charging operators as well as more traditional uses.
