To date, many sites have evolved without proper foresight and policy guidance. First Land is seeking to repurpose existing sites, vacant land and underutilised sites to serve the growing demand generated from sophisticated occupiers. As such the sites First Land are creating will seek to include key features such as:
- 24/7 onsite security/monitoring with secure boundaries
- Level and consistent surfacing with good drainage
- Mains services
- Unrestricted access
- Access to welfare facilities or the ability to install the same
- Accessibility to the wider road network
Growing demand for open storage space has been driven by a multitude of factors, including the strong growth in e-commerce, the loss of land to redevelopment and the emergence of electric vehicle (EV) charging locations. But only recently has the market been recognised as a defined asset class in its own right. First Land aims to be one of the UK’s leading providers of Open Storage facilities to a range of business related occupiers.
WHAT
WE DO
Transport Related Uses in close proximity to Ports and other infrastructure hubs. Typical uses might include:
- Cargo related uses
- Trailer storage
- Highways depots
Technology in the transport industry is creating new markets and requirements e.g. EV charging and green refueling.
Loss of land for development has increased demand from building and civil engineering related uses e.g. plant & machinery storage or for builders merchants yards.
The shift to renewable sources of energy is creating demand from supporting industries, for example solar farms or wind turbine storage.

We are committed to operating in an ethical and responsible manner which includes taking our environmental responsibilities seriously. We therefore seek to avoid uses which carry potential environmental risk or uses which may negatively impact on the local environment for example:
Traditional waste disposal or waste transfer operations
Scrap metal recycling
