First Land is a joint venture between Moorfield Group and Peloton Real Estate looking to create dedicated, sophisticated open storage sites to cater for the increase in demand for higher-quality sites. Many existing sites are often basic in nature, with inconsistent and uneven surfaces combined with insecure perimeters. Problems with drainage, security, and contamination are commonplace.

To date, many sites have evolved without proper foresight and policy guidance. First Land is seeking to repurpose existing sites, vacant land and underutilised sites to serve the growing demand generated from sophisticated occupiers. As such the sites First Land are creating will seek to include key features such as:

  • 24/7 onsite security/monitoring with secure boundaries
  • Level and consistent surfacing with good drainage
  • Mains services
  • Unrestricted access
  • Access to welfare facilities or the ability to install the same
  • Accessibility to the wider road network

Growing demand for open storage space has been driven by a multitude of factors, including the strong growth in e-commerce, the loss of land to redevelopment and the emergence of electric vehicle (EV) charging locations. But only recently has the market been recognised as a defined asset class in its own right. First Land aims to be one of the UK’s leading providers of Open Storage facilities to a range of business related occupiers.
