Development

An 8.2 acre open storage park situated 0.8 miles from junction 46 of the M1 and 4.25 miles east of Leeds City Centre.

In keeping with our strategy to acquire sites with strong transport and urban links Manston Lane is situated less than 1 mile from J46 of the M1 as well as being in the heart of the wider Leeds conurbation.

Situated inside the new Leeds ring road (A6120) the site is located on the former home of R&R Ice cream which was recently demolished by the previous owner. As well as the site’s close proximity to the M1, Thorpe Park is less than 1 mile to the south. This award winning mixed use development currently being delivered by Scarborough Group is home to 1m sq ft of high quality office accommodation and 100 national and international businesses. A further 1.6m sq ft of office and advanced manufacturing and logistics space is due to start on site within the next 12 months.

East Leeds will benefit from one of the most significant inward investment programs across the country and has a total housing allocation of 19,000 homes with the larges allocation of 7,000 new homes proposed on a site just to the north of Manson Lane. In addition a further 395 homes are being developed at Centurion Fields by Redrow to the south of Manston Lane. The final piece of the jigsaw will be the completion of East Leeds Parkway railway station and associated park and ride facility situated at Thorpe Park and due for completion in 2025.

First Land completed on our acquisition of the site in Q3 2023. We will invest in the region of £1million into the site to create a sophisticated open storage park suitable for a range of commercial uses. It is anticipated the site will be well placed to provide a valuable additional resource to the businesses situated at Thorpe Park and across the wider east Leeds region. The site benefits from its own substation. Given the site’s proximity to such significant residential development it is anticipated that it could be a valuable resource for EV charging operators as well as more traditional uses.

Visual and Height restriction

Height restrictions to the site to minimise the visual impact. Container storage height limited to 2 high. There will be a buffer zone around the perimeter of the site that is adjacent to residents that will restrict the height to one container high.

Retention and addition of landscaping which will provide additional screening.

Hours of use and noise restrictions

Application restricts the use from 6 am to 11pm – supported by technical evidence and requested by the LPA at pre-planning discussion.

Sensitive layouts to ensure noise is kept to a minimum.

STATUS UPDATE

Planning was submitted in April 24. Determination expected July 24. Additional work will be carried out to the surface.

A 10.4 acre open storage park situated adjacent the Port of Garston, Liverpool.

In line with our strategy to acquire strategically significant sites in close proximity to major conurbations and transport infrastructure our first acquisition was of 10.4 acres of land at Garston, Liverpool.

Situated 1.6 miles from Associated British Port’s Garston Docks this former industrial estate is situated within the recently designated freeport zone. Major national manufacturing and transport infrastructure in proximity includes Liverpool John Lennon Airport, Jaguar LandRover Halewood, Ford Halewood, B&M Bargains head office, Estuary Commerce Park and Speke Hall Industrial Estate.

The site been dormant since the original industrial estate was demolished between 2017 & 2019. First Land will directly invest over £1million into the estate to create a sophisticated open storage park suitable for a range of commercial uses. It is anticipated bringing this site back into operational use as a valuable resource to support local industry will create in the region of 53 jobs and add an additional £12m Gross Value Add to the local economy each year.

First Land also recognise that the site is situated in a residentially sensitive area. As a responsible investor and operator we are committed to working with communities to minimise the impact of our sites on local residents and wherever possible give back to local communities to enhance the environment we operate in.

Examples of the mitigation measures we are looking to implement at Garston include:

• Height restrictions across the site to minimise visual impact.
• Restrictive travel routes to and from the site so traffic is kept away from residential areas.
• Sensitive layouts to ensure noise is kept to a minimum.
• Requirements on operators to advertise jobs locally.
• Working with local residents’ groups to provide communal areas for the benefit of local residents.
• Further initiatives such as the planting of trees, where possible, to add to biodiversity and screen local residents.

Visual and Height restriction

Introduced a buffer zone around all of the boundaries that are adjacent to residential limited to 5.5 metres high, with a height restriction on the remainder of the site to ensure that visual impacts are limited.

A solid 3m high close boarded timber fence will be installed along the eastern site boundary.

The wall to the rear of the site is to be rebuilt and repaired so that storage at the boundary will not be visible from ground level on York Street.

Hours of use and noise restrictions

Application restricts the use from 7am to 11pm. No restrictions on the wider estate in terms of house of use.

We have taken feedback and incorporated this into the designs and potential layout. There will be restrictions imposed on the site in terms of noise produced and then additional restrictions on noise in the evening after 9pm.

The close boarded fence and repaired wall will provide acoustic attenuation.

STATUS UPDATE

Having made the site safe and secure in early 2023 First Land will be undertaking additional work to the surface early in 2024 with the aim of securing planning in Q3 2024. We intend the site to be operational by the summer of 2024.
